白玉房投资一例：18个月增值50% (图)

经常有同鞋问啥算白玉房？ 俺的定义是，白玉房不能看绝对房价，必须看相对房价。白玉房是本地中位房价>=150%-200%。 价格是最重要指标，地点， 学校， 社区等等因素一般会综合反映在价位上。 对于大城市和特大城市，既要看大城市中位数， 又要看本区本小城中位。 下图是去年购入的其中一栋白玉房。 虚线是本市中位房价走势， 实线是此房。 此房高峰价值60万。前任房主购入50万。 短卖20万出头。 买入后本地出现持续上涨。 短短18个月，目前市场价格已上升50%。 75%贷款。按购买投入6万元计，年净利18% (不算增值部分)。 此房兼顾了现金流和增值。 此例Timing可算完美，但这多半是运气， 加上一点理念，判断和信心。
